I had great Banh Mi in Des Moines IA. Rent was 1190 a month for a 1 bedroom 750 square ft in a nice area of town. This was in 2023.

I totally agree, but Texas and Louisiana have huge Vietnamese populations too and cost much less to live. Just something to think about. Enjoy and well wishes my friend!
