The two-story structure, along with an attic, was built in 1924 and sits on a 0.78-acre parcel of land. Prior to being renovated and transformed into Rococo Steakhouse in 2012, it was owned and operated by the YWCA of Tampa Bay.
The restaurant occupies the 7,433-square-foot lower level, and a 4,302-square-foot private event space is upstairs.
Rococo Steakhouse recently exercised its third (of four) five-year options to renew its lease.
The seller, under the registered name 2nd Avenue South, LLC, purchased the property from the YWCA in 2012 for $552,600.

A Treasure Island Intracoastal waterfront home at 815 Capri Boulevard, on the Isle of Capri, was listed and sold Sept. 17. The asking and sales price was $3.5 million. It has since been advertised for rent for $17,000 per month.

Florida Spine Institute’s Clearwater properties sell
A deed confirming the sale of five parcels of land on Drew Street in Clearwater, owned by Florida Spine Properties, LLC, was recorded Sept. 22 with the Pinellas County’s clerk’s office. The purchase price was $14 million.
2250 Drew Street serves as Florida Spine Institute’s main campus. It is a two-story structure built in 1990 with 10,900 heated square feet and is situated on a 0.78-acre parcel of land.
2251 Drew Street is a 1.81-acre parcel of land with a one-story, 15,966 heated square-foot structure built in 1985. It its operated by One Medical Center, a primary and urgent care facility, and is currently closed for renovations.
2238 Drew Street is a one-story structure built in 1976 with 3,772 heated square feet and serving as an ambulatory surgery center. It sits on 0.19 acres of land.
2230 Drew Street is a two-story medical office building with 9,922 heated square feet. It was built in 1982 and is situated on 0.58 acres of land.
The fifth parcel is a 0.19-acre parking lot that is located between the surgery center and Florida Spine Institute’s campus.
Florida Spine Properties, LLC purchased 2250 and 2230 Drew Street in 2006 for $2.56 million, 2238 Drew Street and the vacant lot in 2020 for $1.5 million, and 2251 Drew Street in 2018 for an unknown amount from the City of Clearwater.
The buyer, Cornerstone Companies, Inc., is an Indianapolis corporation that helps physicians, hospitals and third-party owners develop, build, lease and manage their investments in healthcare real estate. It secured the purchase with a $17.9 million mortgage from Regions Bank.

Trulieve Clearwater property for sale
Occupied by Trulieve, the second largest cannabis dispensary operator in the nation, a one-story structure at 24639 US Highway 19 N., Clearwater has listed for $3.8 million. Built in 1981, it offers approximately 3,366 square feet of rentable space.
Trulieve entered into a 12-year triple-net lease beginning in July 2018 that expires the end of November 2030. Following that are two, five-year options to renew. A three-percent rent increase is applied every year throughout the initial term and subsequent lease renewals.
The 1.53-acre parcel is minutes from Countryside Mall and surrounded by national retailers, including Aldi, The Fresh Market, Dollar Tree, Truist Bank and Chick-fil-a.
The property is being sold individually or as part of a three-unit portfolio that includes one location in Orange Park and one in Daytona Beach. The asking price for all three is $7.7 million.
The seller purchased the Clearwater location in 2020 for $2.6 million. Glen Kunofsky and Armond Aivazyan with Surmount are the listing agents.
