The Park West McAllen retail plaza will offer a combined 20,000 square feet of retail space along one of the most “high-traffic” highways in North McAllen, on a sprawling 55-acre site where east-west Sprague Street intersects with both North 10th Street and Bicentennial Boulevard.
But it’s not just a handful of shops that are coming to the burgeoning region of McAllen. Domain Development Corp — the McAllen-based residential and commercial real estate firm that’s developing the project — envisions Park West McAllen as one piece of a multi-use puzzle. The shopping plaza will complement two residential subdivisions called Parkwest and the Villages at Parkwest. Each subdivision consists of 86 lots for single-family homes and multi-family four-plexes.
As the Valley’s second-most populous city, McAllen is largely landlocked by its neighbors. It’s hemmed in on the west by the city of Mission, on the south by the Rio Grande, on the southeast by the city of Pharr, and on the east by the city of Edinburg. As a result, the city’s growth has been expanding along the narrow northward avenue that remains. The Parkwest subdivisions and the Park West McAllen retail plaza will be built on a 55-acre parcel between two of McAllen’s busiest thoroughfares — North 10th Street and Bicentennial Boulevard—in one of the few remaining undeveloped areas. It’ll be constructed about 2 miles north of another of Domain’s properties, The District, a $120 million mixed-use project located at the bustling retail corridor at North 10th Street and Trenton Road.
“You’re at the epicenter of growth in North McAllen. You’re in a high-traffic area along 10th Street and it’s restricted to promote architectural uniformity and maintain property value,” Silva added.
Last Wednesday, Domain Development announced that Park West McAllen, the project’s retail phase, was also underway. The 6-acre site will include nine retail suites ranging from 1,350 to 3,500 square feet, for a total of 20,000 square feet. Domain Development says the retail plaza will be “designed to bring together restaurants, coffee shops, retail, fitness, entertainment, and more!”
Domain Development is currently soliciting retailers for the plaza, but told MySA on Wednesday, October 21, that it isn’t announcing any tenants yet.
Nonetheless, “we anticipate starting construction of the actual building in January,” the company’s president, Shavi Mahtani, said.
