A $22 million restoration of a mid-century motor inn on East Colfax Avenue is set to make its debut with a restaurant and wine garden this month.
The All Inn Hotel is opening ten years after its owner purchased the motel property, located south of City Park at 3015 E. Colfax Ave. Inside the hotel is FiNO, which will serve shared plates of Mediterranean cuisine.
“I committed to revitalizing a place that carries deep significance for Denver,” Brian Toerber, the president of Inspire Investment Group and the hotel’s owner, said in a statement. “We truly went ‘all in’ preserving the spirit and history of East Colfax while creating a destination that can once again become the heartbeat of the community.”
The restaurant’s owner and operator is Steven Waters, the owner of downtown Denver cocktail bar Run for the Roses. FiNO’s menu features jamon charcuterie boards, anchovy toast, a potato chip tower, seafood pasta and seared sea bass. The bar program sells signature cocktails and natural wines.
FiNO opens Wednesday, March 18, while the 58-room hotel has its grand opening Thursday, March 26. Reservations start at $200 a night.
The hotel and restaurant were designed by Maximalist, a Denver-based interior design firm behind bar Sorry Gorgeous, Japanese restaurant Kumoya and Bar Amorina. There are three floors of guest rooms, each painted a different color and with custom-made lamps and furniture.

A bar and cafe called All Is Well is next to the check-in counter in the lobby. The hotel will open its patio seating and wine garden by Memorial Day.
The Fountain Inn first opened in 1959 as what at the time was a luxury motor inn, according to History Colorado. The property joined the National Register of Historic Places in 2020, where it is listed by its other names, the Executive Inn and All Inn Motel. It was also the home of Rock Bar, a dive bar and venue.
From now until the grand opening, the All Inn Hotel is offering a special discounted rate for queen and king rooms starting at $99 a night.
At the start of the year, The Denver Post included FiNO in its list of most anticipated restaurants opening this winter.
