The Rim appears to have lost another restaurant after its property manager, Big V Property Group, locked out a New York-style pizzeria over alleged unpaid rent, leaving a vacancy in the popular San Antonio shopping center.

Russo’s New York Pizzeria & Italian Kitchen was locked out of its suite at The Rim on October 19, according to notice that was posted to the inside of the business’s front door. Additionally, a “for lease” sign has been placed in front of the shuttered restaurant, signaling the want for a new tenant.

“Tenant is delinquent in payment of Rent and in default of the Lease and as such Landlord has changed the locks on the door preventing access or entry,” the lockout notice said. “PLEASE TAKE NOTICE that under the authority of Tenant’s Lease and the Texas Property Code, the Landlord has exercised its right to change the locks due to Tenant’s non-payment of rent.”

MySA has attempted to contact Russo’s New York Pizzeria for comment via phone and Instagram direct message, but as of Wednesday, October 28, we have not received a response. We also sent an email inquiry to Big V Property Group seeking comment on the lockout, and we will update this story if we hear back from any of the involved parties.

Throughout 2025, The Rim saw several restaurants leave the shopping center, including Tiago’s Cabo Grille, The General Public, Bowl & Barrel, Mash’d and Salsita. This year, some of The Rim’s empty spaces were filled by food and drink concepts such as Sunny’s All-Day Brunch & Bar and the soon-to-open Sala De Despecho.
